My Favorite Method
I know many of you are probably thinking that these methods don't work. Or that there is no way you can purchase a property with no money out of your pocket.
I am here to tell you that I honestly use each and every one of these methods.
I even paid like $300 for a course (I won't mention any names) that showed me ways to purchase with no money down, but still didn't match these simple ways.
The course was very long and "fluff" filling.
Although the tactics were possible, they were not probable for the area I live in (New Jersey).
But because I actually read the course, it gave me the courage and motivation that I needed to make the first phone call. After the first call, the rest became so much easier.
It was through these phone calls that I was able to meet the people I know who taught me "hands on" all the above methods.
And I promise you, I made thousands on each deal. The most simple and my favorite method is Method III, "Assignment of Contract".
This is because you really don't have to do anything but find the deals and "sell" them to someone else.
I can't go into step by step detail of exactly what to do because I was just giving you a mini course to give you the basics.
However, Irene Majors gives you a great in-depth look at the exact steps you should take to make money by assigning the deals.
She calls it Property Profiling. It consists of the same criteria as assigning the contract.
You find the property then sell that contract to an investor for a profit.
She gives you a step by step guide of how to find the properties, how to get these investors, and how to structure the deal.
I'm telling you, she gives you more information than the multi-hundred dollar course I bought and at a fraction of the price (only $49). And it is information you can and will use.
You will see that as soon as you start making phone calls to people who are selling their home, or talking to them in person after riding or walking by their home, that other investors start finding you by "word of mouth".
It will soon be the easiest money you have ever made and the most fun.
